Jaco is a district of the Garabito County that extends from Herradura (Los Sueños ) to Playa Hermosa, however the main area of Jaco is unique in many ways: beachfront title property facilitate the purchase of real estate to foreigners, beachfront residential buildings (vertical construction is rare beachfront), variety of restaurants and stores within walking distance. Playa Hermosa Jaco, Puntarenas is often the location for local and international surfing tournaments; there is a turtle nesting season that adds up to the nature oriented lifestyle with lighter construction and longer distances to the stores and social life. Quepos downtown is a relatively flat area within walking distance to the Quepos Marina (residences available), Quepos (county) is where Manuel Antonio one of the most visited national parks in Costa Rica is located. The hills between Quepos and Manuel Antonio contain luxury single family homes, condominiums and resort properties with spectacular ocean views and some with direct access to the beach like Tulemar. Punta Leona is the beach community closest to the capital city and one of the nicest white sand beaches in the central pacific coast. There is a mix of title properties and 100 year private leases (not to be confused with concessions). Property available for all price ranges from small inexpensive lots to million dollar homes with ocean views on the hill and privileged beach access. Punta Leona is usually crowded during weekends & holidays. More information coming soon.
Other locations on the central pacific coast are Tarcoles (the main development there is called Nativa), Esterilos, Bejuco, Palo Seco and other less developed beaches with homes. These are less recommended areas for second home owners as there are very few condominiums and some of the areas are too secluded so safety is a concern.
